LOAN TYPES

General Loan Types

Conventional / FHA / VA

15 & 30 year mortgages. A great option for buying a home or rental property. Typically limited to 1-4 unit properties. Typically 20% down or less with low or no down payment options for first time and military buyers that want to enjoy home ownership with an affordable rate.

Hard Money or Private Money Loans

Terms vary from a few months to a few years and are typically used for short term. The property is often sold (flipped) or refinanced into a longer term loan. Interest rates and fees can vary widely.

Commercial Loans

Financing specifically designed for larger apartments of 5 or more units. Terms range from 5-25 years and suitable for long term buy & hold properties. 


Other Types of Loans

Portfolio Loans

Most banks outsource their loans after closing but a few will issue and service their own loans. A portfolio loan may offer lower rates and/or fees if they offer this product. 

Construction Holdback & Rehab Loans

These loans are designed for completing ground up new construction or remodel projects that will be completed over several months. Loan funds are held in a reserve escrow account and disbursed as the project progresses.

Owner Financing or Seller Carry

This is where the seller is the bank and makes a loan to the buyer vs using an outside lender. This is a good option if the owner has a lot of equity in the property and would like to receive payments instead of a full cash out.
